How big is Flagler Estates?

It's big, enormously big, 10,000 acres. In fact, the subdivision was once called "Ten thousand acres."

How big are the lots?

Most of the lots in Flagler Estates are 1. 1/4 acres with dimensions of: 165 ft in the front by 330 ft deep less about 30 ft for the road. If the comments in the listings section of this website are silent about the property size, then it is most likely 1.1/4 acres, which is the minimum size.

What is the zoning in Flagler Estates?

All lots in Flagler Estates are zoned open rural. There are no deed restrictions.

Why are the lot prices so cheap?

In popular opinion, one of the main reasons is that the supply of land in the South West portion of the St. Johns County currently exceeds the demand for it. Although all of this is likely to change as undeveloped and affordable land around St. Augustine becomes more and more scarce. When? I whish I had a crystal ball.

When are the rest of the streets going to be paved?

The plan is to pave 2 miles of roads per year starting with the escape route first, which includes parts of Melanie St., Allison Ave., and Cedar Ford Blvd.. This plan is subject to change without notice.

What's up with Units 4 and 5?

These two units are located in the south portion of Flagler Estates and are actually in Flagler County. The rest of the subdivision is in St. Johns. Last I heard is that it is impossible to obtain building permits in those two units, which precludes any land development. Most of the properties are simply abandoned. PLEASE do not call the Flagler Estates water management office or our office about these two units. These questions should be addressed to the Flagler County building department.
